Here is the honest read on selling into this market. Homes that are priced right move fast, close near 105% of asking, and often draw 5 to 7 offers. That is a good market to sell into. It is also the market where a house that sits for three weeks starts to look like something is wrong with it, and buyers begin waiting for a price cut instead of writing an offer. The first two weeks carry more weight than everything that follows.

The number comes first, and it comes from the street
Every seller wants to know one thing before anything else, so we start there. What would your house sell for today, and how did anyone arrive at that.
Ours is built by hand. We read what actually closed near you in the last few months, then work through what makes your house different from those homes: the condition, the layout, the lot, the things that never show up in a photo. It takes longer than typing an address into a website, and it is the only version worth pricing a sale on.
Whoever you end up hiring, ask them how they got their number before you ask them anything else. If the answer is a form or a site, you are being shown a guess. If it is the last few sales on your street and what is different about your house, you are being shown work. There are three more questions worth asking every agent you talk to, us included.
If you listed once and it did not sell, or you pulled it off the market and never went back, that is the conversation we most want to have. And you have probably had a hard week of phone calls from people who saw the same expiration notice we did.
We would rather read what happened than pitch you. The price history, the photos, the days on market, the showing feedback if you kept any. There is almost always a specific reason in there, and it is rarely the one people get told on the phone. Sometimes it is the price. Just as often it is the first week of photos, or a listing that went live at the wrong moment and never recovered.
You get that read either way. If the answer is that the house needs three months and a different season, we will say that, even though it means we do not list it in March.
What it actually costs to sell here
Search this and you get a wall of calculators answering with a Connecticut average, which describes somebody else's sale. West Hartford sits well above the statewide median, so the average is wrong before it starts.
The piece that is not negotiable is the state and town conveyance tax, which the seller pays at closing. Connecticut also requires that the closing itself be run by an attorney, so there is a legal fee in every sale here whether or not you expected one. Neither of those is our rule, and you can read both yourself: the conveyance tax is set by Connecticut General Statutes section 12-494, and the attorney requirement by section 51-88a. Everything else, our fee included, is negotiable and gets written down before you sign anything.
West Hartford is not one market. The Center leans walkable and carries more condos. Bishops Corner sits up north where Route 44 meets the shopping, on larger lots. Elmwood on the south side moves at a different price point. A house in one of those is not priced or marketed the way a house in another is.

You get that read in writing whether or not you hire us, and if the honest answer is lower than you hoped, we would rather say so at the kitchen table than discover it three weeks into a listing.
What does it cost to work with you as a listing agent?
Every fee is negotiable and yours is written down before anything is signed. What we charge, what it covers, and what happens if the house does not sell are all in the listing agreement, and we walk you through it in plain English instead of handing you a form. Ask us the number on the first call and you will get it on the first call.
Do I need to fix things up before I list?
Usually less than people expect, and rarely the projects they have in mind. A kitchen renovation almost never returns what it costs on a sale. Paint, decluttering, a deep clean, and getting the small broken things fixed almost always do, because they change what the photos look like and the photos decide whether anyone shows up. We will walk the house and give you a short list in priority order, and part of that list is usually telling you what to leave alone.
How long will it take to sell?
A well priced home in West Hartford goes pending in about 6 days on our spring 2026 read. That number does more harm than good as an expectation, though, because it describes the homes that were priced right on day one. The honest version is two clocks: getting to an accepted offer, which price and preparation mostly decide, and then roughly 30 to 60 days from accepted offer to closing while the buyer's lender, the inspection, and the appraisal do their work.
What actually happens in the first two weeks after I sign?
Photos and prep come first, and nothing goes live until they are done, because the first week of a listing is the week that decides the sale. Then the listing publishes to the MLS and everywhere that pulls from it, showings start, and we tell you what we are hearing rather than making you ask. If the feedback and the showing count say the number is wrong, you will hear that inside two weeks and not two months. In a market that goes pending in about 6 days, waiting a month to react is how a good house goes stale.
